New Homes In Carlsbad Contribute To National Economy By Boosting GDP

San Diego Homes for You has completed a research study that demonstrated the positive impact of buying homes on both the local and national economy. Their findings showed that homes for sale in Carlsbad, CA, have contributed to the tremendous impact of new housing. In fact, the total contribution of all housing to the national economy for the past two years has been more than 15% of the GDP in the US.

Dennis Smith from San Diego Homes for You said: "Residential investments like home building and renovation, housing services and more contribute greatly to the GDP. We obtained some of our data from the National Association of Home Builders (NAHB), which showed that consumer spending is also positively affected by housing, as their income and credit are increased."

The study showed the national impact of 100 new single-family homes in a standard metro area in a span of one year. It found that $28.7 million in private local income and $3.6 million in government revenue were generated. Additionally, it led to the creation of 394 jobs. The annual recurring impact of this was $4.1 million in private local income and $1 million in government revenue, as well as 69 jobs.

San Diego Homes for You applied these calculations to the Carlsbad communities, where some 530 new homes were constructed in 2015. During that period, it was found that these new homes generated $152 million in private local income and led to the creation of 2,088 new local jobs. Interestingly, they also found that demand for housing in Carlsbad continues to be higher than supply.

Meanwhile, 2016 will see two major developments in Carlsbad's housing market. Firstly, the Toll Brothers have made 100 detached homes available at The Vistas and Robertson Ranch. During the year, they will have a further 198 detached homes ready for completion at The Bluffs, The Ridge and The Terraces. Secondly, Cornerstone will make some 293 homes and condos available at Old Creek Trails, previously known as The Preserve.

Dennis Smith wants to highlight the positive impact made by home buyers on the local economy and is ready to assist people who want to make their purchase. "I am experienced and knowledgeable and I do not charge my clients a fee. Rather, I am paid out of the marketing budget of the builders."

Lastly, Smith wants to remind home buyers about the 'Threshold Rule'. This requires buyers to be with their realtor when they first visit the builder's on-site office. If this is not followed, the buyers will not be provided with representation as the builder will not pay for the commission of the agent. Smith stated that a knowledgable realtor will help the Carlsbad new home buyer avoid the new home buying traps.
