The presence of water damage in the attic or anywhere in the home may mean that the shingle underlayment is insufficient or the flashing on the roof has deteriorated. It should be noted that the presence of mold or mildew means there is inadequate roof ventilation.

There may also be a number of exposed or loose nail heads on the roof. Nails that are popping out from their appropriate places are indications that water may penetrate the roof and get into the home. If this is not remedied as early as possible, the water that gets inside may cause some damage, forcing the homeowner to replace the roof earlier than expected.

Energy costs that are inexplicably increasing may mean the roof is damaged and leaking and is allowing bad air to get in while allowing the good air to escape outside. And, of course, those roofs that are more than 20 years old may already need to be replaced. An asphalt shingle roof has a life expectancy of 20 to 25 years.
