Cedar Hills, Utah Inspection Service Uncovers Mold During House Sale

Centerville, Utah based Bio Clean of Utah recently began carrying out mold removal services after traces of the infestation were detected in a house that was up for sale. Located in Cedar Hills, the house in question is currently undergoing mold removal on the main floor and in three areas of its basement.

Daryl Olsen of Bio Clean conveys that the house was initially put up for sale by its owner, whereupon an interested buyer took an air sample and subsequently discovered traces of mold. As this meant the house was now a potential hazard, the owner chose to contact Bio Clean and request their assistance getting rid of the mold infestation. Olsen adds, “Given the extent to which the mold has spread, infecting several areas of the basement and even creeping across regions of the main floor, we will have to clean and strip out large sections of the property.”

As a result, the mold inspection, testing, and removal expert places the estimated cost of repairs at $8,000. He continues, “While it’s now too late to mitigate those expenses, there was a lot that could have been done to salvage the situation if the issue was caught at an earlier date. Mold spores can germinate in only 12 hours in certain conditions and then take between 1-12 days to colonize. However, an infestation only becomes visible between 18-21 days. If there’s a lesson to be learned here, it’s the same as what doctors tell us: prevention is better than a cure. In other words, if you spot enduring patches of moisture or have any other reason to suspect mold, we highly advise that you call on us to inspect your home.”

The advantages of catching mold early, according to Olsen, are clear. The longer a mold outbreak goes unaddressed, the longer it has to spread across the interior of a home. It then follows that the more regions it claims, the more expensive it will be to clean and replace the affected surfaces. While calling a professional to evaluate a house for the presence of mold may seem like an unnecessary irritation, it is often a far more preferable option to requiring costly removal and repair services, especially given how affordable the former is.

Furthermore, there is a difference between mold inspections and mold testing, though both services are important. According to Bio Clean, “A Utah mold inspection includes a visual inspection to evaluate any stains for possible mold growth. This also includes investigating any staining, cracking, peeling, bubbling, or swelling to try to determine the history of any dampness and the possibility of mold growth on surfaces that are not readily accessible. It should include determining the likely moisture source for any water damage history, and if any preventative steps are still needed.”

Such an inspection would also involve investigating the extent of the infestation and how much work is needed to rectify the damage. Additionally, Bio Clean believes that it is in the customer’s best interests for the inspection stage to include recommendations on removing the mold (according to best practice guidelines) as well as an estimate for how costly the mold removal and repair process will be. Ultimately, the inspection should be able to locate any errant moisture and pinpoint its source so that measures can be taken to ensure it does not lead to another mold outbreak.

Meanwhile, mold testing involves running tests to determine which types of mold are present (if any), and this stage also allows investigators to check how prevalent mold spores are in the infected area. As Bio Clean states, “Indoor spore count levels are compared room to room and with the outside air.
